Welcome to our consultation website on the detailed design proposals for the residential development at Land East of the A10, Buntingford.

The public consultation for the Masterplan and Design Principles document has closed and we are now asking for feedback on the detailed design proposals for the residential element of the scheme.

The site, located to the southwest of Buntingford, was granted outline planning permission for up to 350 dwellings, up to 4,400 sqm of commercial and services floorspace (Use Class E and B8), and up to 500 sqm of retail floorspace (Use Classes E) at appeal in August 2024 (appeal ref. APP/J1915/W/24/3340497).

The Site

The site is located to the west of Buntingford between the western built edge of the settlement and the A10. The north and east of the site is bound by residential development and to the southeast is an existing employment area and sewage treatment works.

Planning History

The principle of the proposed development on the site has been accepted by the approval of the Outline application for the erection of up to 350 dwellings, up to 4,400 sqm of commercial and services floorspace, and up to 500 sqm of retail floorspace.

The Outline application was approved at appeal by a Government appointed Planning Inspector. The Planning Inspector concluded that the delivery of housing on the site was a substantial benefit and therefore granted permission for the development proposals.

Countryside Partnerships Ltd submitted a Masterplan and Design Principles document to the Local Planning Authority as required by two planning conditions on the outline permission.  A public consultation was carried out on this document where feedback was received from residents.

Detailed design proposals for the residential element of the scheme have been submitted, known as ‘Reserved Matters’, and we are asking for feedback on these proposals.  .

Please note that a separate Reserved Matters application will be submitted for the employment and retail elements of the scheme.
